Type: Full-Time | Monday–Friday
Compensation: $85K –$95K per year (we are flexible based on level of experience)

M12 Asset Management is a non-bank lender based in Mississauga, ON. We specialize in providing personalized private mortgage loans for highly marketable residential and commercial properties. We focus on addressing the financing needs of properties that conventional banks may not meet due to lending restrictions. With a diverse portfolio primarily concentrated in Ontario, we offer investors an opportunity to enter the profitable mortgage investment market.

Our team of experienced professionals handles all mortgage applications, ensuring high-quality mortgages and mitigating risks.

As we continue to scale, we are building out our underwriting function and are seeking a Senior Mortgage Underwriter who can operate with independence, judgment, and accountability from day one. This role will report to the President & CEO.

This is a hands-on senior underwriting role with clear progression into a Manager or Director of Underwriting position as the business grows. The successful candidate will play a key role in underwriting decisions, portfolio quality, and the future leadership of M12’s underwriting team.

This role is ideal for someone who has underwritten directly on behalf of a private lender or mortgage fund and is ready to take on increased responsibility, influence, and leadership.

Key areas of responsibility are:

Private Mortgage Underwriting (Primary Focus)
  • Independently underwrite private residential and commercial mortgage applications
  • Assess borrower risk with a strong focus on equity, collateral quality, exit strategy, and marketability
  • Structure deals aligned with M12’s lending guidelines, risk tolerance, and return objectives
  • Make informed approve / decline / restructure recommendations to protect investor capital
  • Review appraisals, borrower documentation, and property details to support underwriting decisions
  • Communicate underwriting decisions clearly and professionally to brokers and stakeholders

Portfolio & Risk Management
  • Participate in renewal, extension, and restructuring decisions
  • Monitor risk across the active mortgage portfolio
  • Identify emerging risk issues and recommend mitigation strategies
  • Support reporting and insights related to underwriting quality and portfolio performance

Stakeholder & Market Engagement
  • Act as a knowledgeable underwriting point of contact for mortgage brokers
  • Provide clear rationale for underwriting decisions and conditions
  • Build credibility and trust within the private lending and broker community

Leadership & Growth (Future-Focused)
  • Contribute to underwriting process improvements and policy development
  • Support the future training and mentoring of junior underwriters and administrators
  • Grow into a Manager or Director of Underwriting role as the team expands

The ideal candidate for this position will have the following qualifications:
  • Bachelor’s Degree in a related field, such as Finance, Accounting, Business Administration or Economics
  • A minimum of 5 years of experience in private mortgage lending with a non-bank lender, including a deep understanding of private lending processes and market trends
  • Strong knowledge of private lending products, equity-based underwriting, and property marketability assessments
  • Detailed knowledge of principals of credit analysis and risk management
  • Experience with mortgage origination software (Finmo / Filogix)
  • Proven experience with Ontario’s regulatory environment for private mortgages
  • A keen eye for detail
  • Confident with strong interpersonal and negotiation skills to build relationships with brokers and borrowers
  • Excellent communication and presentation skills
  • Proficiency in MS Office Suite, Adobe Pro and Adobe InDesign
  • Demonstrated ability to stay on top of deadlines and manage priorities effectively in a fast-paced, independent work environment
  • Must have a valid Social Insurance Number and be legally entitled to work in Canada under relevant provincial or territorial legislation and regulations
The following would be considered strong assets:
  • Mortgage Agent Level 1 or 2
  • Previous experience in commercial & farm underwriting
  • Experience using Mortgage Automator, or Dolphin
  • Prior leadership, mentoring, or team oversight experience
